Sarasota County months of housing supply stood at 4.6 in July 2026, up from 3.9 in June — a rise of about 17.9%, or 0.7 months. Compared with July 2025, when supply was 5.6 months, July 2026 is down about 17.9%.
The most recent six months averaged about 4.38 months of supply, versus about 5.87 for the prior six — down about 25.3%. In the available span, the low was 2.4 months in May 2023 and the high was 8.0 months in February 2025, with a mean near 5.1 months.
