Sarasota County homes with price cuts fall to about 1,100 in August

Sarasota County listings that had a price reduction totaled 1,096 in August 2026, the lowest mark in the available span. That is down about 6.3% from 1,170 in July.

Compared with August 2025, when 1,504 homes showed a price cut, August 2026 is down about 27.1%, or 408 listings. The most recent three months averaged about 1,213, versus about 1,891 for the prior three — a drop of about 35.8%. The peak in this span was 3,220 in March 2025.

Nationally, existing-home supply was about 4.5 months as of May 2026 (HUD/NAR), while new-home supply was about 9.6 months as of July 2026.

Counts of price-reduced listings are not the same as overall inventory or sale prices; they track how many active listings show a cut from a prior asking price.
